Foundation Leak & Plumbing Repair

Foundation leaks often times work hand in hand with foundation settlement. A foundation leak is described as a plumbing leak that is present underneath the foundation of a structure. As you learned in the Foundation Repair section, the unstable expansive soils that are found here in New Braunfels, TX and surrounding areas cause foundations to settle, however, at times a foundation leak may be present causing the foundation to heave or become unstable which may result in potential structural damage.

Heaving of the foundation is a very common sign of an active leak beneath the structure. Too much moisture becomes trapped underneath the foundation leading the expansive soil to swell and push upwards causing the structure to be compromised. This movement often results in a hump forming in the foundation. Other signs that a leak may be present are moisture in the walls or beneath the floors, low water pressure, sinks, tubs, and/or toilets backing up in which water is not draining properly or drains very slowly. These signs are all big indicators of an active foundation leak or plumbing leak.

Although plumbing and foundation leaks may lead to foundation movement, the leak doesn’t always come first. It is not uncommon for a leak to arise due to a foundation settlement issue. When a foundation endures settlement, it is always possible that the plumbing lines will be compromised, in which case producing a plumbing leak or plumbing break. The reasoning, with slab foundations, is that the concrete slab will settle which leads to the slab pushing against the plumbing pipes that run beneath the foundation. Once the pipes are subjected to the pressure from the slab, often times they will reach a point of breaking.

Foundation leaks, or plumbing leaks, are detrimental to the foundation including the structural status of the foundation; however, these leaks can also result in other issues such as too much moisture or mold and mildew inside of the walls producing harmful air quality for you and your family to live in. Plumbing leaks beneath a pier and beam foundation may lead to rotting of the beams, joists, and even the subfloors which provokes weakening of the structure and catastrophic damage if not handled properly, and most importantly in a timely manner.
